Rebec one of the largest CEE regional conference has had a premier virtual edition this year, the end of June 2020. Among many interesting lectures and panels, it also featured the Proptech panel hosted by Imagine d.o.o. We had 5 interesting panelists presenting specific case studies of real estate digital solution and their implementations.
The key question that was discussed, was how to choose the right Software and digital tools as there is so many products on the market? What are the key parameters I need to focus on when choosing the right Software to serve my needs?
Panelists established that the Proptech sector has already matured enough to be able to offer solutions for different functions and processes of the real estate business. In order to find the right solution, there are 8 key parameters end users need to focus:
Furthermore, we discussed with panelists their successful case studies and projects they are working on. Colliers having its own Proptech accelerator pushing forward startups and established companies to penetrate with their products with help of hands-on business experience of Colliers employees and teams.
Luke Dawson: „It’s really the function of us as Colliers to help narrow down what the true value add is because a lot of the founders are trying to solve a problem that not enough people have.“
Filip, Bojan and Klemen have discussed cooperation among Proptech providers. They explained how can clients profit from cooperation among providers of different solutions. It is important thet different providers are able to integrate their specialized solutions into platforms that can digitize all the processes of a client. Specifically, we discussed a case study of a large municipality in Slovenia where we prepared an integrated solution for them to manage the total portfolio of buildings and land plots through integrated asset management, GIS – geo data and facility management platform. This also represents one of the five key data and application pillars in the Smart City platform of the same municipality.
Boris Koprivnikar: „The essence of the Smart City is that everything inside the city can communicate… The data is the main essence of the community and it needs to be reachable without applications which can be changed any time… Good real estate software needs to be open, connected and be able to share the data with all other systems.“
Leith from Unissu gave us an insight into their Proptech social/business and procurement platform where supply and demand meet and exchange information, knowledge, and make business.
Regarding the SEE region, the general experience of the panelists is that people in the region are quite resilient to changes and very much expect individual and custom based solutions. Often this leads to very complex solutions, which do not provide expected added value. In order to attract the attention in SEE region, one needs to explain how solutions will improve the quality of life and the quality of business, and then they are willing to invest the effort and comply. On the other side for the Proptech solution providers coming from CEE/SEE region, it is also much easier these days, than it was 5 years ago, to engage with local as well as with Western Europe investors and asset managers. Boarders are not that important anymore. Also, the Venture Capital is very keen on investing in Proptech companies as was the case with PlanRadar with two successful rounds of Seed and Series A funding. So, in short, there is a positive perspective regarding Proptech development and its application in the SEE region as long as one uses the right approach and can clearly argue the value add and benefits of digitization.
